Colonial Heights is a residential neighborhood on the eastern edge of Yonkers, bordering the Village of Bronxville and Tuckahoe, known for center-hall colonials, Tudor revivals and generous lots at prices below its village neighbors. Recent sales had a median of about $865,000. This guide covers the housing stock, typical prices by style, and how the neighborhood compares with Bronxville and Riverdale.
I live in Colonial Heights and sell here, so this is the guide I wish every buyer and seller had before their first conversation with me.
The housing stock: colonials, Tudors and capes
Center-hall colonials define the neighborhood and are its most common style. They typically have symmetrical facades, formal entries and four bedrooms over two floors.
Tudor revivals, many built in the 1920s and 1930s, are the most sought-after homes here. Steep rooflines, half-timbering and brick or stucco exteriors give them a character that is hard to find at this price point anywhere in lower Westchester.
Cape Cods and mid-century ranches offer a more accessible entry, typically from about $600,000 to $800,000. Split-levels from the 1950s and 1960s round out the mix with flexible layouts.
Typical price ranges by style
| Home type | Typical range |
|---|---|
| Cape Cods and smaller ranches | $600,000 to $800,000 |
| Center-hall colonials | $850,000 to $1.2 million |
| Tudor revivals | $950,000 to $1.5 million |
| Larger and fully renovated homes | $1.2 million to $1.8 million |
Renovated homes with updated systems command a clear premium per square foot. Values move block by block, so a walkthrough and recent comparable sales are the only reliable way to price a specific house.
Lots and outdoor space
Lot size is one of the neighborhood's biggest draws. Many Colonial Heights homes sit on roughly a third to half an acre, with mature landscaping, private yards and detached garages. The neighborhood's elevation gives many properties good light and, on some streets, long views.
How Colonial Heights compares
Versus Bronxville. The village next door commands a much higher price point. In September 2026, Bronxville's median sale price was about $2.17 million, according to Redfin. Bronxville offers a walkable village center and a one-square-mile footprint that keeps supply scarce. Colonial Heights offers larger lots, more architectural variety and a quieter residential setting at a significantly lower price.
Versus Riverdale. Riverdale, across the city line, offers New York City residency, the 1 train and a housing market that is mostly co-ops. Colonial Heights is almost entirely single-family houses. Sellers in the two markets face different costs, too: Riverdale sales carry the NYC transfer tax, while Colonial Heights sales carry the 1.5% Yonkers city tax.
Commute and location
The Bronxville and Tuckahoe stations on Metro-North's Harlem Line are a short drive or walk from most of the neighborhood, with express trains to Grand Central in about 30 to 35 minutes. Crestwood station serves the western edge. The Cross County and Bronx River parkways and Central Park Avenue are minutes away by car.
What this means for sellers in Colonial Heights
Turnover here is low; many owners stay for decades. That stability protects values, and it means that when a well-kept colonial or Tudor comes to market, buyers who have been watching the neighborhood act quickly. Across Yonkers, homes sold in a median of 36 days at 101.2% of list price in September 2026, according to Redfin.
In my experience, the Colonial Heights sellers who do best price from the last few sales on their own streets, invest in presentation where buyers notice it, and know their net, including the 1.9% in combined Yonkers and state transfer taxes, before choosing a list price.
How to get top dollar
- Price from recent sales on your block, not citywide averages or online estimates.
- Highlight the details buyers pay for: original Tudor features, updated systems, lot size and outdoor space.
- Invest in photography and video. Buyers decide which homes to tour from the first images.
- Know your net before listing. Run your numbers in the net proceeds calculator, then ask me for a written net sheet.
